Frequently Asked Questions

Answers to common questions from buyers looking at new construction around Jacksonville, Camp Lejeune, MCAS New River and the nearby Onslow County towns.

How many new construction communities are in the greater Jacksonville NC area?

This guide tracks 32 new home communities from 11 builders in Onslow County, in Holly Ridge, Hubert, Jacksonville, Richlands, Sneads Ferry and Swansboro. Of those, 25 are now selling, 5 are coming soon and 2 are in closeout with final homes left. The figures come from builder websites.

What does a new construction home cost around Jacksonville NC?

Among the 21 builder listings with a published starting or listed price, the median is $311,000, the lowest is $198,900 and the highest is $650,000. Coming soon communities often publish only an estimate, such as from the mid $200s, so they are not counted. Use the price filters above to see what fits your budget.

Are there new construction townhomes near Jacksonville?

Yes. 5 communities in this guide offer townhomes, in Jacksonville, Holly Ridge and Swansboro. See the townhomes page for the current list and published prices.

Where are new homes being built near Camp Lejeune and MCAS New River?

Builders in this guide are active in Jacksonville, Richlands, Hubert, Sneads Ferry, Holly Ridge and Swansboro. My new homes near Camp Lejeune page lists them with straight line distances to Camp Lejeune, MCAS New River, Camp Johnson and downtown Jacksonville where the builder published an exact location.

What incentives are Jacksonville area builders offering?

7 of the 34 builder listings advertised an incentive when I reviewed them. Most are interest rate offers tied to the builder's preferred lender, with contract and closing deadlines. Incentives change often, so open the builder link in the table and confirm the current terms before you sign anything.

Do I need my own representation to buy a new construction home?

You are not required to have it, but the builder's sales team works for the builder. A buyer representative you choose can help you compare communities and incentives, review the purchase contract and keep track of deadlines and inspections. Builder registration policies vary, and some require you to register your representative on your first visit, so set that up before you tour.

Can I use a VA loan on a new construction home?

Yes. VA lists buying a new home among the uses of a VA backed purchase loan, and many builders accept VA financing. Terms vary by builder and by home, so ask each builder whether its current offer works with a VA loan and compare a Loan Estimate from the builder's lender with one from an outside lender. My VA loan guide explains the funding fee and builder credit rules from VA.gov.

Should I use the builder's preferred lender?

You can choose your own lender, though a builder incentive may only apply when you use the builder's lender. Ask for a Loan Estimate from the builder's lender and from at least one outside lender, then compare the rate, fees and total cash to close with the incentive included.

Do I need a home inspection on a brand new home?

Yes, I recommend one. A new home can still have construction issues. Many buyers order an inspection before the drywall goes up, a final inspection before closing, and another before the first year of the builder warranty ends.

What do Coming Soon and Closeout mean in this guide?

Coming Soon means the builder has announced the community but sales or pricing may not be released yet. Now Selling means homes or homesites are available. Closeout or Final Homes means only a few homes are left in that community. Builders often keep an interest list for upcoming communities.

Do new Jacksonville area communities have HOA fees?

Many do, and fees vary by community and home type. Most builders in this guide do not publish an HOA amount online, so ask the builder for the current fee, what it covers and any one time fees due at closing before you write a contract.
